And moments like this always remind me, real estate isn’t just about land… it’s about timing, information, and positioning.

When a client says “your property is too expensive”…
don’t panic, don’t rush to drop the price, and PLEASE don’t immediately say “what’s your budget?”
That’s exactly how most real estate agents end up attracting low-quality buyers and undervaluing good properties.
Here’s what to do instead if you actually want to close better deals:
Start with empathy.
“I completely understand property investment is a big decision, especially in today’s market.”
This lowers their resistance and keeps the conversation open instead of defensive.
Then ask: “Compared to what?”
Because most times, “expensive” just means they haven’t fully seen the value, location advantage, or long-term return yet.
Next, get clarity:
“Is it the price itself, or you’re not fully convinced this property is the right fit for your goal?”
Now you’ve separated a money objection from a trust or value perception issue.
If it is about money, guide it gently:
“Are you working within a specific investment range right now?”
This keeps you in control of the conversation without immediately discounting the property or weakening its value.
And this is where most agents miss it—they forget to bring it back to the outcome.
“You mentioned you want capital appreciation, good access roads, and a property in a fast-developing area… which of these options actually aligns best with that goal?”
Because clients don’t just buy land or houses…
they buy future returns, security, prestige, and peace of mind knowing they made the right decision.
And when a client fully understands what they’re getting…
“it’s too expensive” turns into “how do I secure it before it’s gone?”
Dial 112 for emergencies… but let’s be honest, in Lagos sometimes you’ll just be looking at your phone like 😭
That’s why I said what I said.
Because real emergencies are not only sirens and ambulance…
Some emergencies look like:
• “I should have bought that land last year”
• “Why is this price double now?”
• “I want to invest but I don’t know where is safe”
Those ones? They need urgent attention too.
