Its been a year since we moved to our home in the US. Happy homenniversary to us. πŸ€—πŸ‡ΊπŸ‡ΈπŸ˜πŸ‘

We’re still paying it and still loving it. πŸ˜…

As i read about a post on buying a house here in the states, i wanna share my little insight and experience on how we did it in just a year living here. This is to INSPIRE and NOT TO BRAG. 🫢🫢So lets begin…

It started with supportive friends and a DREAM. πŸ€—

So, Let me start by saying thank you to our friends and kumare and kumpare here. Sila actually reason pano kami nagkabahay without even having enough savings to start the process. They believed in us so much na willing silang di kami agad magbayad ng jutangis. πŸ˜…πŸ˜‚

Anyways, lets keep them anonymous na lang muna pero if you’re reading this. Maraming maraming salamat talaga sa inyo. 🫢 Taos pusong pasasalamat. 🫰❀️😘

So how did we pull this off? How we’re able to buy this house with ZERO CASH or without using our own money? πŸ‘Œ

NOT a financial advice anyway. Ganito lang talaga dito sa America. DEBT can be good or bad as long as your responsible enough to use it. Debt can be your friend or an enemy. Its up to you and your beliefs. But for me Its a way to LEVERAGE. πŸ‡ΊπŸ‡Έβœ…

A DREAM πŸ’­ and a BOOK. πŸ“–

So, back home in the Philippines πŸ‡΅πŸ‡­, i’ve been hustling and was able to buy houses and flip them over. One house after the other. kept 1 🏑 just in case uuwi pa din kami at may matutuluyan. For the context, i was able to flip 3 houses back home while working full time as a call center agent(USRN account). Money rolled over to the next one. Made someπŸ’°out of it. And reinvest again. I still leveraged DEBT(Pag-Ibig) and have to still use some of our own money to it. πŸ‘

So, before it all started, I came over this book β€œRICH DAD POOR DAD by Robert Kiyosaki” given by my aunt in the PH. But had always wondered HOW TO BUY A HOUSE WITHOUT USING MY OWN MONEY(one principle of the book) and how can i use the principles sa system sa Pinas. Unfortunately, di ko sya nagamit dun and have to use our hard earned money so we can start investing. Although it did help me to be creative on how to use debt. πŸ‘ and that started the DREAM of someday, magagawa ko din to. πŸ’­

Long story short, we were able to flip 3 houses back home πŸ‡΅πŸ‡­.

Kung nagbabasa ka gang dito, So ano ngayon? Wala lang. πŸ€­πŸ˜…πŸ˜‚ pero salamat at nagbabasa ka pa din. πŸ™ Sana may makapulutan kang aral dito.

So eto na nga, dumating kami dito sa America πŸ‡ΊπŸ‡ΈMarch 2024. Luckily we we’re able to make friends with Filipinos here. And they were instrumental for us in buying a home by April 28, 2025.

Like everyone here in the states, very important ang salitang credit score dito. Its a way to build your credibility to buy and pay it afterwards. Believe it or not, even the rich and the poor use it. So the way i see it, it has been always a way to use it as a friend and not a foe. Love it or hate it, it will still be there, either you use it or not.

So we rented an apartment for a year. Don’t get me wrong, there’s nothing wrong with renting dito. Depende sa sitwasyon mo at kung saan ka nakatira dito sa America. My ibang lugar dito na mas maganda magrent kesa bumili ng bahay. Especially sa cities like New York atbp where buying a house is too imposible to do. πŸ₯΄ at depende din sa sitwasyon mo, kung single ka at kung ano mga priorities mo. Kanya kanya tayo ng reasons. It just so happen na may pamilya ako at my mga kaibigan akong willing tumulong. πŸ€—

So how did we pull it off? Buy a house without using your own money?

1. Build a work history.

W2(wage and taxes) plays a major role on your loan process approval. You atleast must have 2 years of work history. Sakin, kinonsider nila yung previous job ko sa Pinas. So advice kung pupunta ka dito πŸ‡ΊπŸ‡Έ, keep your records and contacts of your previous work sa Pinas. It will definitely help a lot.

2. Build TRUST.

Believe it or not, yung dala naming pera sa pinas na almost 10k, naubos ng di namin namamalayan in a few months dito. Ganun kabilis maubos ang pera dito sa america πŸ₯΄πŸ˜… well, aside sa magastos siguro kami, basta mabilis maglaho ang pera dito. Credit card has been our friend. Which also plays a major role on building your CREDIT SCORE(CS). Your CS is your resume to banks para maapprove ka sa loan mo aside sa W2.

3. Hire a Realtor.

A realtor is your friend dito. He finds you deals na pasok sa budget mo. we met a Filipino realtor dito sa amin which has help us tremendously to find deals. I have also referred my friends to him. So tulungan lang dapat. What comes around goes around. Law of Karma. πŸ‘Œ

4. Prepare for a Reservation Fee and Downpayment.

Dito na pumasok yung mga kaibigan namin dito. They helped us with this. So basically, wala kaming pera na nilabas. Galing sa kanila yung pinambayad namin. And we are very greatful for them. Pulled one of my dream from the book RDPD. Dito ko na napatunayan na totoo pala yung turo ni Daddy Robert Kiyosaki. πŸ˜… its just how the system goes here in the states. Kaya siguro di ko sya magawa sa pinas nun kasi di pa ako katiwatiwala pagdating sa pera. πŸ˜… This was built with trust and being available din sa kanila palagi. Gratitude is the key. πŸ‘Œ

5. Get it ready for Rental.

- Now this is a strategy to pay your mortgage. Co-living has been my strategy here. Rent the rooms to travelling professionals. So basically we are renting 3 rooms right now. We live on the masters bedroom, at yung isang room is for my daughter. My upside and downside. Upside is may kasama kang nagbabayad ng mortgage mo. Downside is lagi kang bubungangaan ng asawa mo pag madumi ang bahay dahil sa kanila. πŸ˜‚πŸ˜‚πŸ˜‚ Kidding aside. We are greatful for our tenants. They helped us kept afloat. Mahirap pag kayo lang magbabayad dito. Halos buong sahod mo ang mapupunta sa bayarin pa lang. So if gusto mo talaga magkabahay dito, strategize. Maraming ways para magawa mo to. Just be creative. Start building trust. πŸ‘Œ

6. On to our next. 🏑 Joke lang. 🀭 wala pa pambayad. πŸ˜… Pero since alam ko na system dito, di na mahirap yung next. Just repeat the process.

Our goal here is to educate. Not for anything else. This process has been built for everyone. The rule of the game is built the same. Its just on how you play it and make the system work for you. I hope i shared some inspiration for you.

Lastly, i want to thank God for every blessing he poured for us. i want to thank my wife Armie Caluya OΓ±ate, who has been my companion through my ups and down in life. We basically started with zero back home. Crazy zero stories as i may say. Pero lets save it for later, para naman sa mga couples who are struggling. And to our unica hija Angela Jeira Caluya OΓ±ate who has been my greatest motivation since she came to this world. This is all for you anak. Nung una akong nangarap ng kotse, it was 2009 pa after making it sa NLE sa Pinas.

I remember it was a Red Navara Pick-Up truck pa nun.

Fast forward to today, NEVER kong nakuha yung car na yun. Pero nakabili ako back in 2021 ng RED Mirage na sedan, tapos FORD Bronco naman last year dito sa Amerika.

Lesson: Mangarap ka lang lagi. Libre lang yun. Di mo man sya makuha, pero malay mo balang araw may ibibigay si Lord na mas deserving para sayo.

This time im setting my goals higher. I will never stop. Mapagod, okay lang. Marami mang magagalit, mayayabangan or maiinggit, to the point na sisiraan ka i dont really care as long as im doing this for myself, my family and to my God. πŸ™ Failure is never an option to give up. Manalig ka lang. ibibigay din satin yan, samahan mo lang lagi ng gawa. πŸ‘Š

Anyways, nakipicture lang ako sa kotse na to. Nagandahan lang kc ako. Pero sasama natin sa goal natin yan. Daddy Bronco naman soon. 😎 For now, kakayod muna para sa bayarin at magbabayad muna ng kautangan. πŸ˜…
