Your builder’s sales rep works for the builder—not you. A buyer’s agent is there to help protect your side of the deal.

Things an experienced Realtor®️ can help you catch or coordinate:

• Inspection red flags, moisture issues, drainage concerns, roof or HVAC questions
• Mold or air-quality testing when something feels off—because a standard inspection does not always include mold testing
• Whether upgrades, lot premiums, closing costs, or rate incentives are actually a good deal
• Construction walkthroughs, pre-drywall inspections, and making sure items get corrected before closing
• Video walkthroughs and local eyes on the property when you cannot be here in person
• Contract deadlines, warranty details, and what is missing from the “included features” list

And here’s the best part: using your own Realtor®️ usually costs you nothing. The builder typically pays the buyer-agent commission, as long as you bring your agent with you on your first visit or have them registered before you go.
